What is the standard shed height? 

While every shed we build is customised to suit your needs, the average height typically sits between 2.7 and 2.9 metres.

If you need extra clearance for example, to store large vehicles, caravans, or machinery our team can design a taller structure that still complies with local council requirements.

 

What is the lead time for my new shed? 

On average, your new shed will be completed within around 3.5 months from when your deposit is paid.

This includes the time for design, engineering, permits, and construction. Please note that council approvals and permit applications can affect this timeline, depending on your property and location. Our team will keep you informed every step of the way, so you always know what’s happening next.

 

Can I build on my boundary? 

In many cases, yes, provided your shed is under 3.1 metres in height.

However, local council regulations vary between areas, and certain designs or site conditions may affect approval. We recommend speaking with our team early in the process to confirm what’s possible for your property. We’ll help you review your site and ensure everything aligns with local planning rules and building regulations before construction begins.

 

Can I build over an easement?

In some cases, yes, it’s possible to build over an easement with approval from your local water authority.

We can assist with submitting a Build Over Easement application to gain the necessary permissions. Generally, sheds up to 7 metres in length may be approved, while anything larger typically isn’t permitted.

Keep in mind there are additional costs involved, including the application fee and a modified concrete slab design to ensure the structure meets safety and compliance requirements.

 

Can I replace an old shed with a new shed without a permit?

No. Any new structure requires a building permit, even if it’s replacing an existing shed.

Our team can guide you through the process and manage all required paperwork, so your replacement shed is built safely and legally.

 

Can I attach a new shed to an existing structure?

It depends. Attaching to an existing structure requires engineering approval to confirm it’s structurally sound and compliant with regulations.

What’s the difference between a planning permit and a building permit?

A planning permit relates to how your land is used and developed. It ensures your shed location and design meet your council’s town planning rules.

A building permit, on the other hand, ensures the shed is safe, structurally sound, and built to code.

In short:

  • Planning permit = permission to use or develop the land.
  • Building permit = permission to build the structure safely and legally.

Do I need a building permit?

In most cases, yes. In Victoria, any shed over 10 square metres requires a building permit.

When do I need a planning permit? 

You may need a planning permit if your property is affected by local overlays or specific zoning requirements.

These could include things like:
